The Piggy Bank Roof

blogJune 9, 2026 · Nick Lavelle

No damage today does not mean no value today.

When I inspect a roof and it's clean, the amateur shrugs and drives off. I enroll it. Annual inspection, annual policy review, hail monitoring on the address, documentation on file. I call it a piggy bank. The property sits there building a relationship and a paper trail until the day a storm actually connects, and when it does, I'm not a stranger knocking. I'm the company that has been watching that roof for two years.

This is the program most people skip because it doesn't pay this week. That's exactly why it's worth running. Every clean roof your competitor abandons is a future claim you already own.

It works on commercial even harder. A property manager with a portfolio doesn't want a salesman, they want a monitoring partner who shows up annually, documents condition, and pairs them with the right people before a loss. That recurring touch is the whole asset.

Storm chasing is filing claims on damage that exists. The real model is owning the relationship before the damage shows up.

Don't walk away from the clean roof. Bank it.
