A rep who can't tell mod bit from TPO is going to get eaten alive on a commercial roof.
Ballasted, built up, TPO, PVC, EPDM, modified bitumen, metal R panel, standing seam, shingle, tile, coatings. Each one fails differently, gets damaged differently, and gets adjusted differently. On a metal roof you're chalking impacts and separating real hail from mechanical damage and a cosmetic exclusion the carrier will try to hide behind. On a TPO you're reading seams and punctures. On a ballasted roof you're moving rock to find the membrane story.
If you can't speak that language, the adjuster knows in thirty seconds and prices you like an amateur. If you can, you control the inspection.
This is why I trained reps on the full inspection workflow before I trusted them on a commercial roof alone. Ground level indicators, exterior documentation, interior leak signs, penetration photos, functional versus cosmetic damage, even how to document a roof with no damage for the future file.
The homeowner sells on trust. The commercial claim sells on competence. Learn the system under your feet or stay on residential.
