The fastest way to lose a good claim is to let an unprepared homeowner pick up the phone.
A customer who calls their carrier cold says the wrong thing, accepts the wrong scope, anchors the file low, and now you are fighting uphill on a deal that should have been clean. I tell my teams to funnel everything through one point of contact. Not because we are hiding anything, but because the narrative of a claim is set early and you only get to set it once.
On a large portfolio the discipline goes further. Let the carrier write first. Engage the public adjuster before you file. Get the policy reviewed. Walk the adjuster through a full damage report you built, instead of letting them write a roof only scope while you stand there hoping.
This is the difference between an eighty thousand dollar roof only bid and an eight hundred thousand dollar full scope claim on the same property. Same damage. Different control.
Document first. Coach the customer. Own the sequence. The claim goes the way the prepared party steers it.
